A Trusted Partner in Commercial Glazing

Twin Shores, Inc., also known as Twin Shores Construction & Development, is a commercial general contractor, construction manager, and real estate developer founded in 2006 and headquartered in East Moline, Illinois, one of the Quad Cities. Co-founders Bill Hawes (Principal, Development) and Todd Friemel (Principal, Operations) started the company as Twin Shores Management, working from a small office in Bettendorf, Iowa. Today Twin Shores has more than 250 employees, is licensed in 48 states, has completed work in 44 states, and reports $3 billion in projects, with a focus on new construction and tenant improvements.

The company offers three service lines: Preconstruction Services (design team selection, feasibility and constructability reviews, value engineering, and permit acquisition), Construction Management (subcontractor management, quality control, scheduling, and LEED and CALGreen documentation), and Construction Development (feasibility analysis, site selection and acquisition, and project financing). It has also developed properties for its own portfolio. Its markets include entertainment and recreation, movie theaters, retail, restaurants, offices, industrial and manufacturing, institutional, and senior living.

Twin Shores built its first family entertainment center in 2016 and has since completed more than 70 family entertainment facilities, along with more than 130 movie theater projects in 32 states. It builds frequently for Round1 Entertainment, including Round1's first U.S. SPO-CHA (Sports Challenge) complex at Cumberland Mall in Atlanta, completed in 2021, and a Round1 build-out at Haywood Mall in Greenville, South Carolina, permitted at $9.28 million in July 2026. Other clients shown on its website include Cinemark, CMX Cinemas, Harkins Theatres, Main Event, Hobby Lobby, and Dick's Sporting Goods.

In Southern California, Twin Shores completed an addition and renovation for Bullwinkle's Entertainment in Upland in December 2024, renovating 35,000 square feet and adding a 50,000-square-foot building. In September 2026 it completed a renovation of the Cinemark theater at SouthBay Pavilion in Carson that included upgrades to 13 auditoriums and 953 luxury recliner seats. Since 2025 the company has partnered with the Quad Cities Community Foundation on its philanthropic giving.
